Cranston Calgary Real Estate: Home Prices, Riverstone and Selling a House in Cranston (2026)
TL;DR
- Cranston is a family suburb in southeast Calgary on the edge of the Bow River valley. Three in four homes are detached houses, and 94% were built between 2001 and 2021 (2021 Census).
- Prices in September 2026 (CREB benchmark): about $742,600 for a detached house, $419,200 for a row home and $313,800 for an apartment condo.
- Best fit: families with kids who drive to work. A quarter of residents are under 15, and four schools sit inside the community.
- Standout: Century Hall, a 22,000 sq. ft. residents-only centre with its own park, rink and splash park, paid for by an annual residents association fee.

In September 2026, CREB put Cranston's benchmark price at $742,600 for a detached house, $419,200 for a row home and $602,100 across all home types. About three in four Cranston homes are detached houses, mostly built since 2001. I'm Ben Sweet, a Calgary realtor, and my team has helped Cranston families buy and sell.
Cranston is the southeast Calgary community that runs right up to the Bow River escarpment, with Stoney Trail along the north and Deerfoot Trail on the east. If you're researching Cranston Calgary real estate, you're mostly looking at family homes from the last 25 years, a private residents' centre, and a river valley at the end of the street. Below is what Cranston homes for sale cost right now, the fee every owner pays, how Riverstone differs from the rest of Cranston, and what I tell people selling a house in Cranston.
What do Cranston homes for sale cost in 2026?
Here are CREB's Cranston numbers for September 2026, the latest month published at this update (CREB Housing Data Map, read October 30, 2026):
| Home type | Benchmark price | Median sale | Sales | Active listings | Avg. days on market |
|---|---|---|---|---|---|
| Detached | $742,600 | $718,000 | 13 | 51 | 26 |
| Semi-detached | $503,900 | $513,125 | 2 | 5 | 36 |
| Row / townhouse | $419,200 | $403,000 | 8 | 26 | 38 |
| Apartment condo | $313,800 | $249,750 | 6 | 13 | 70 |
| All homes | $602,100 | $529,900 | 29 | 95 | 39 |
Year to date, Cranston recorded 309 sales through September, 11.46% fewer than in the same months of 2025, and the average detached benchmark for 2026 so far ($732,100) was 3.75% lower than a year earlier. For context, CREB's September 2026 detached benchmark was $739,400 for the whole city and $698,900 for the South East district, so Cranston houses sit right around the city figure and above the rest of the district (CREB September 2026 stats package).
My read: detached houses are the part of this market that moves. They averaged 26 days on market in September, while the handful of condos took 70. Semi-detached figures are based on just two sales, so treat them as a rough guide. You can compare Cranston with other areas on my Calgary home prices by community page.
What's the Cranston Residents Association fee, and who pays it?
This is the first thing I explain to buyers who are new to Cranston. An encumbrance is registered on every property title in the community in favour of the Cranston Residents Association, so the annual fee is mandatory and it stays with the home when it sells (Cranston RA, 2026/27 fee letter).
$180.50 + GST a year for standard properties in 2026/27
$493 + GST a year for Cranston's Riverstone
Due April 1, with interest after April 30. The board held fees flat for 2026; normally they move with Calgary's CPI.
What you get for it: access to Century Hall, a 22,000 sq. ft. centre with a gym and banquet and meeting rooms, plus its private park, outdoor rink, splash park and tennis/pickleball courts, resident rates on programs, a tool library and seasonal maintenance (Cranston RA; CREB). Every resident aged 10 and up gets their own access card. If you're selling, have your fee account paid up and the receipt ready; buyers' lawyers ask about this encumbrance.
Upper Cranston or Cranston's Riverstone: what's the difference?
Carma Developments started building Cranston on former farmland in 1999 (Wikipedia). Brookfield Residential is the developer behind upper Cranston and Cranston's Riverstone, the newest section, set along the river and around two naturalized ponds (CREB, March 2021). Here's how the two compare for a buyer:
| Upper Cranston | Cranston's Riverstone | |
|---|---|---|
| What it is | The original master-planned community, built out from 1999 on | The newest section, planned for about 3,500 people at full build-out |
| Homes | Mostly detached houses, plus semi-detached, townhomes and low-rise condos | Townhomes, single-family homes, and estate and custom homes |
| Setting | Parks, pathways and the escarpment above the Bow | Down along the river and two naturalized ponds |
| RA fee 2026/27 | $180.50 + GST | $493 + GST |
| Recognition | Community development award, CHBA-Alberta Awards of Excellence in Housing, 2017 |
CREB publishes one set of numbers for all of Cranston, so the benchmark above blends both. When I price a home here, I compare it against sales on its own side of the community, not the Cranston average.

Who lives in Cranston?
The 2021 Census paints a clear picture (City of Calgary Cranston community profile):
The rest of the housing is 7% semi-detached, 8% row houses and 11% low-rise apartments, with no high-rises at all. The age of the housing is the other big story: 47% of homes were built from 2001 to 2010, 31% from 2011 to 2015 and 16% from 2016 to 2021. In practice, the buyers I meet here are young families moving up from a condo or townhouse, and move-up buyers who want the river valley without an inner-city price tag. If a garage gym or a dedicated office is on your list, many of these houses have the space; see my guides to Calgary homes with a home gym and homes with a home office.

Which schools serve Cranston?
A Cranston child can go from kindergarten to Grade 9 without leaving the community, on either board:
- Calgary Board of Education: Cranston School (K to 4), then Dr. George Stanley School (Grades 5 to 9).
- Calgary Catholic School District: Our Lady of the Rosary School (K to 6) in south Cranston, whose students move automatically to Christ the King School (K to 9, over 750 students) for junior high.
- High school: Christ the King's Grade 9 students are enrolled automatically at All Saints High School. For the public system, check the CBE's school designation tool for your address.
Designations go by address and can change, so confirm them with the board before you write an offer. For a wider look at family areas, see my best Calgary neighbourhoods for families list.
How's the commute and day-to-day life from Cranston?
Cranston is built around the car. In the 2021 Census, 87% of employed residents drove to work (Calgary: 77%), 4% took transit (Calgary: 9%) and 26% had a 30 to 44 minute commute, a bit more than the 22% city-wide. Stoney Trail and Deerfoot Trail are right at the edge of the community, and there's no CTrain station in Cranston today.
The trade-off is what's on your doorstep. Seton, across Deerfoot, has the South Health Campus hospital, shops, restaurants, a cinema and the Brookfield Residential YMCA with the Seton Library inside it (CREB). To the west, the Bow River pathways connect to Fish Creek Provincial Park, one of Canada's largest urban parks.

Selling a house in Cranston: what works?
Lots of people search for the best Calgary Realtor. For a Cranston sale, what matters more is an agent who knows how this particular community prices and shows. Here's my approach:
- Price against your own pocket. A Riverstone estate home, a house backing onto green space and a townhouse each have different comparables. I use recent sales on your side of the community, not the community-wide benchmark.
- Sell the lifestyle, not just the square footage. Buyers here are paying for Century Hall, the schools and the river valley. Your listing should show all three.
- Get the paperwork ready early. Have your residents association fee paid and the receipt on hand, plus your Real Property Report and any permits for a developed basement.
- Time it around families. With a quarter of residents under 15, a lot of your buyers are planning around the school year. Listing so a buyer can move in the summer widens your pool.
- Know your real costs. See what a sale costs in Calgary, from commission to lawyer fees, in my 2026 selling costs guide.
"From preparing our home for listing to guiding us through every step of the process, their expertise and attention to detail truly stood out. Thanks to their hard work and strategic approach, our home sold in under a week."
Is Cranston a good place to live? The honest pros and cons
Why people choose it
- River valley and Fish Creek Park on the doorstep
- Century Hall: a private gym, rink, park and splash park for residents
- Four K to 9 schools inside the community
- Newer homes: 94% built since 2001
- A hospital and Seton's shops right next door
What to weigh
- You'll drive almost everywhere; no CTrain station
- A mandatory annual residents association fee, higher in Riverstone
- Longer commutes to downtown than inner-city areas
- Condos are few and slower to sell (70 days on average in September 2026)
If you'd rather walk to work and live in a condo, Cranston is the opposite of the Beltline, where almost every home is in a tower. If you want a yard, a garage and a river trail, Cranston is hard to beat in the southeast.
