Moving to Calgary From Another Province: Neighbourhoods, Schools, Costs and Buying From a Distance (2026)

by Ben Sweet

TL;DR

  • Alberta has no land transfer tax and no provincial sales tax.
  • The Calgary detached benchmark was $739,400 in September 2026, from $476,200 in the East district to $993,700 in the West.
  • Schools are assigned by home address, so check each house, not just the community.
  • Within 3 months, register for Alberta health care; within 90 days, switch your licence and plates.
  • The 2026 property tax is about $6.65 per $1,000 of assessed value (about $4,695 on the median house).

People moving to Calgary from Toronto, Vancouver or overseas ask us very practical questions: which side of the city, which school, what it costs, what to do in the first three months. Here they are, answered with Alberta government rules, City of Calgary numbers and CREB's September 2026 prices.

Real situations: what are people moving to Calgary from elsewhere actually asking?

These are the detailed questions families, transferees and retirees bring us before a move, answered with September 2026 CREB prices, government rules and the exact steps to take.

Toronto to Calgary next summer, kids 7 and 12, about $750k for a detached home. Which neighbourhoods?

Focus on Calgary's South, South East and North districts, where $750,000 sits at or above the typical detached price, and skip the West and City Centre districts, where it doesn't. In September 2026 the detached benchmark was $709,400 in the South (Evergreen, Shawnessy, Lake Bonavista, Woodbine), $698,900 in the South East (Cranston, Auburn Bay, McKenzie Towne, Mahogany) and $640,200 in the North (Evanston, Sage Hill, Panorama Hills), against $993,700 in the West (CREB). For scale, the City of Toronto single-family detached benchmark that month was $1,417,600 (TRREB Market Watch).

  1. Pick the commute first: the south communities along the Red Line CTrain suit a downtown job; the deep southeast suits driving.
  2. Run each shortlisted address through CBE Find a School for both kids, since a 12-year-old may be heading into a different school level next fall.
  3. Check each community's crime and disorder numbers on the Calgary Police Service data portal.
  4. Book a scouting weekend in spring, then aim for a July or August possession date.

Our Cranston community guide shows what one southeast option looks like up close.

Moving from Vancouver. Do school boundaries decide where my kids go? How do I check West Springs and Aspen Woods addresses?

Yes. The Calgary Board of Education assigns each child a designated school based on home address and chosen program, so the specific house, not the community name, decides the school. The CBE also flags schools in lottery or overflow status, which means living inside a boundary doesn't always guarantee a seat in that building.

  1. Type each candidate address into CBE Find a School and read the designated school for every grade your kids will be in, plus the walk zone.
  2. Click into each school's page to see if it's listed in lottery or overflow.
  3. If Catholic schooling matters, check the Calgary Catholic attendance areas too; Catholic students inside an attendance area get priority.
  4. Write a condition into your offer that gives you time to confirm the designation in writing before you firm up.
  5. Register as soon as you have proof of address, because boundaries are reviewed and can change from year to year.

Budget note: West Springs and Aspen Woods both sit in CREB's West district, where the September 2026 detached benchmark was $993,700, the highest of Calgary's eight districts (CREB).

Corporate oil and gas transfer, one weekend in January, 4-bedroom in a southwest school area. How does that work?

It works if most of the searching happens before you land, and we've run searches this compressed. One out-of-town buyer wrote that within a day "he had us set up with an online search tool," and that we made sure they saw every home on their list "during a two day trip to Calgary" (Hanna V.). Another family bought without flying in at all: "we put our trust in Ben and his video skills" (Jarrett B.).

Four southwest communities with 4-bedroom detached stock, by CREB's January–October 2026 detached benchmark: Evergreen $720,422, Woodbine $734,733, Signal Hill $958,333 and West Springs $1,093,166 (CREB Housing Data Map, read November 1).

  1. First: check whether your relocation policy names the agent or relocation company you must use.
  2. Two weeks out: pick two communities by commute and designated school (CBE Find a School).
  3. One week out: live video walk-throughs to cut the list to about ten homes.
  4. The weekend: see those homes over two days, with financing and company paperwork ready.

January is thin: CREB counted 4,395 listings in January 2026, against 6,755 in May (CREB). Snow also hides roofs, so ask your inspector what they couldn't check.

Selling in Mississauga with about $900k. Where in Calgary or Airdrie does that buy the most house, close to mortgage-free?

Almost anywhere outside Calgary's West and City Centre districts, and all of Airdrie, puts a typical detached home inside $900,000 with no mortgage. In September 2026 the detached benchmark was $591,900 in Airdrie (CREB regional report), and in Calgary $476,200 in the East, $556,600 in the North East, $640,200 in the North, $698,900 in the South East, $709,400 in the South and $781,400 in the North West (CREB). The Mississauga single-family detached benchmark that month was $1,245,400 (TRREB Market Watch).

Plan the closing costs too. With no land transfer tax, a $750,000 cash purchase carries a Land Titles transfer fee of about $800, and no mortgage means no mortgage registration fee (Land Titles fee schedule).

  1. Decide whether you want more space or a smaller house plus cash left over.
  2. Compare yearly property tax: Calgary's 2026 rate is about $6.65 per $1,000 of assessment (City of Calgary).
  3. Line up your Ontario sale and Alberta possession dates, or arrange bridge financing.

Our Calgary home prices by community page breaks the numbers down further.

Edmonton to Calgary for my husband's job. Cochrane or Okotoks, bigger lot, good elementary schools, about $800k?

Both towns work at $800,000, which is above the September 2026 detached benchmark in each: $657,600 in Cochrane and $680,900 in Okotoks (CREB regional report). The markets feel different, though. In September, CREB reported Okotoks at just over two months of supply and a 76% sales-to-new-listings ratio, while Cochrane had five months of supply and new homes made up nearly 30% of its listings this year (CREB). Expect more choice and room to negotiate in Cochrane, and more competition in Okotoks.

  1. Lot size: ask for the real property report and title for any home you like, and confirm what the zoning allows with the town's planning department.
  2. Elementary schools: Cochrane is served by Rocky View Schools (check the Rocky View Schools attendance map, which the board calls a guide; it confirms the school at registration), and Okotoks by Foothills School Division (use the Foothills School Division boundary map). Catholic options: Calgary Catholic in Cochrane, Christ the Redeemer in Okotoks.
  3. Commute: test the drive to his new office at rush hour from each town.
  4. Buying before you move: you're already Albertans, so health care, licence and plates don't change.

Single mom moving from Regina, one child, under $500k. Airdrie, Okotoks, Cochrane or Calgary itself?

Under $500,000 you're mostly looking at townhouses, semi-detached homes or condos in all four places, and Airdrie and Calgary give you the most choice at that price. September 2026 benchmarks: detached $591,900 in Airdrie, $657,600 in Cochrane and $680,900 in Okotoks (CREB regional report). All residential types together: $505,800 in Airdrie, $606,800 in Okotoks and $566,700 in Calgary (CREB). Inside Calgary, the row-house benchmark was $373,400 in the North and $369,200 in the South (CREB), so a townhouse fits comfortably.

On safety, we won't rank communities for you. Check real numbers instead: the Calgary Police Service data portal breaks crime down by Calgary community, and each town's RCMP detachment can tell you about its own area.

  1. Schools: Rocky View Schools for Airdrie and Cochrane (Rocky View Schools attendance map), Foothills School Division for Okotoks (Foothills School Division boundary map), CBE Find a School in Calgary.
  2. For a townhouse, read the condo fees, reserve fund and bylaws before you firm up.
  3. Map the drive from daycare or school to work. That matters more than the town name.

Nurse moving from Halifax to work at Foothills hospital. Condo or townhouse under $450k within 20 minutes?

Yes, that's realistic, especially for an apartment-style condo. The Foothills Medical Centre is at 1403 29 Street NW. The communities closest to it fall in two CREB districts. In September 2026, the North West had an apartment benchmark of $274,900 and a row-house benchmark of $434,000; the City Centre was $297,900 and $566,200 (CREB). So an apartment condo nearby fits easily under $450,000, a townhouse in the North West is possible right at your ceiling, and inner-city townhouses mostly run past it.

  1. Start with communities around the hospital: Parkdale, St. Andrews Heights, Montgomery, University Heights, Banff Trail and Brentwood.
  2. Test each address in a map app at your real shift-change times, both directions, before you shortlist it.
  3. Ask about parking and transit to the hospital for early or late shifts.
  4. For any condo, get the reserve fund study and the board minutes. Our condo buying guide explains what to read.
  5. Financing: an insured mortgage needs at least 5% down on the first $500,000, so $22,500 on a $450,000 purchase (CMHC Newcomers).

We can walk you through each home on a live video call from Halifax.

Immigrating from the UK in March and can't visit first. Can we buy sight unseen, and how do newcomer mortgages work?

Yes, you can buy without visiting, and Canadian lenders do finance newcomers. First, check your status. The federal ban on non-Canadians buying homes doesn't apply to permanent residents. If you're arriving on a work permit, there's an exception if you have 183 or more days left on it and buy only one home (federal regulations).

On the mortgage, CMHC Newcomers insures loans for permanent and non-permanent residents with no minimum time in Canada. Permanent residents can put down as little as 5%. At least one borrower needs a 600 credit score. With little Canadian credit history, CMHC may accept an international credit report or a reference letter from your UK bank.

  1. Get pre-approved with a Canadian lender now, using UK documents.
  2. Do live video showings, not recorded clips, so you can ask to see what the camera skips.
  3. Hire an inspector who will walk you through it on video.
  4. Choose an Alberta lawyer early to handle remote signing and the funds transfer.
  5. Health care: from abroad, you may be covered from the day you arrive. Apply to the Alberta Health Care Insurance Plan within 3 months.

Moving from the U.S. with three kids next summer. Can we buy before arriving as non-residents, what are Alberta's foreign buyer rules, and which communities suit a family of five?

Possibly. It depends on your immigration status and on Ottawa. Under current law, the federal ban on non-Canadians buying homes in cities like Calgary runs until January 1, 2027 (CMHC), so check whether it's been extended before you offer. Permanent residents aren't covered. Work-permit holders can buy one home with at least 183 days left on the permit (federal regulations). Alberta's own foreign-ownership rule covers land outside cities and towns, not Calgary.

Where to look: no official source tracks where Americans settle, so filter by schools, commute and price. A family of five usually needs a 4-bedroom detached home. CREB's January–October 2026 detached benchmarks (CREB Housing Data Map):

  • Panorama Hills (north): $720,266
  • Cranston (southeast, near South Health Campus): $732,100
  • Tuscany (northwest, Red Line CTrain): $776,533
  • Edgemont (northwest): $825,544
  • West Springs (west): $1,093,166

Next steps: confirm your status with an immigration lawyer, line up a Canadian lender, check each address on CBE Find a School for all three grades, and have an Alberta lawyer review the offer.

Retired couple moving from Victoria to be near grandkids in Evergreen. Bungalow or bungalow condo under $600k. What should we know?

Under $600,000 near Evergreen, a bungalow-style condo or a villa-style attached home is the realistic target. Evergreen is in CREB's South district, where the September 2026 detached benchmark was $709,400. The semi-detached benchmark was $524,400 and the row benchmark $369,200 (CREB). A detached bungalow under $600,000 is more likely in older South communities than in Evergreen itself.

Winters are a real change. Calgary's average January day is −7.1°C, against +4.6°C in Victoria. Calgary averages 128.8 cm of snow a year to Victoria's 39.7 cm, with about 22 nights below −20°C (Environment Canada climate normals, 1981–2010).

  1. Health: register for the Alberta Health Care Insurance Plan within 3 months. Coverage starts on the first day of the third month, and you can keep using your BC card until then. At 65, Alberta's premium-free Coverage for Seniors program adds drug coverage automatically.
  2. Property tax: Calgary's 2026 rate is about $6.65 per $1,000, so roughly $2,300 on the median condo assessment of $347,000 (City of Calgary). Once you've lived here 3 months, the Seniors Property Tax Deferral Program lets homeowners 65+ with 25% equity defer it.
  3. For condos, ask who clears the snow and what the fees cover.

We're selling in Ontario or B.C. What's different about buying costs in Alberta?

Alberta has no land transfer tax and no provincial sales tax, so closing costs are much lower. Instead, you pay Land Titles registration fees: $50 plus $5 per $5,000 of value for the transfer, and the same formula on the mortgage (Land Titles fee schedule, effective October 1, 2026). On a $600,000 home with a $480,000 mortgage, that's $650 plus $530. Add your lawyer and an inspection. Property tax is the ongoing cost: Calgary's 2026 residential rate is 0.0066499, about $4,695 a year on the median single-family assessment of $706,000 (2026 assessments).

What do we need to do in our first 90 days in Alberta?

Three deadlines. Register for the Alberta Health Care Insurance Plan within 3 months; coverage starts on the first day of the third month (arrive July 12, covered October 1). Exchange your driver's licence at a registry agent within 90 days (licence exchange). Move your vehicle to Alberta registration within 90 days as well, which may mean an out-of-province inspection first (vehicle registration).

Is Calgary still growing, or are we arriving at the peak?

Still growing, but more slowly. The City of Calgary estimated 1,558,700 residents on April 1, 2025, up 3.2% in a year after gains of 6.2% and 5.5%, and it forecasts 1,583,200 for 2026. Statistics Canada counted a net 11,195 people moving to the Calgary area from other provinces between July 2024 and July 2025.

I'm relocating to Calgary. Which real estate agent should I work with?

Questions to ask any agent you interview

  • How many clients have you helped move from out of province or overseas?
  • Can you do live video tours and send the school designation for each address?
  • What does a one-weekend house-hunting plan look like with you?
  • Who do you recommend for inspections and lawyers if we're not in Calgary for closing?
