Need to Sell Your Calgary House Fast? What Sept 2026 Numbers Say About Price, Timing and Your Neighbourhood
TL;DR
- Calgary homes averaged 44 days on market in September 2026; detached homes took 38.
- Homes sold for 97.39% of list on average, so this isn't a bidding-war market. Price it right from day one.
- Location matters: the West, South and North West had under 3 months of detached supply, the North East 5.61.
- Condos (55 days) and townhouses (50 days) take longer than houses.
- Disclose material latent defects, and have your paperwork ready so the sale closes on time.

Selling fast in Calgary depends mostly on two things: what kind of home you have and which part of the city it's in. A detached house in the West and a townhouse in the northeast are in very different markets right now. Start with the table, then find the question that matches your situation. If this is your first sale, or you're working to a tight deadline, our first-time and quick-sale seller services lay out each step we handle with you.
How fast are Calgary homes selling right now?
In September 2026, Calgary homes averaged 44 days on market, detached homes took 38, and homes sold for 97.39% of list price on average (CREB).
| Property type | Avg. days on market | Months of supply | Sold vs. list price | Benchmark (y/y) |
|---|---|---|---|---|
| Detached | 38 | 3.31 | 97.90% | $739,400 (−0.95%) |
| Semi-detached | 43 | 3.67 | 97.25% | $685,200 (+0.09%) |
| Row / townhouse | 50 | 4.45 | 97.41% | $412,400 (−5.54%) |
| Apartment condo | 55 | 5.29 | 96.10% | $291,400 (−8.28%) |
| All homes | 44 | 3.93 | 97.39% | $566,700 (−0.82%) |
Months of supply means how long current listings would last at the current pace of sales. The lower the number, the less competition your listing faces. For detached homes, the West (2.73), South (2.75) and North West (2.86) were tightest in September; the North East (5.61) was slowest.
Real situations: what are people who need to sell quickly actually asking?
Transferred to Edmonton, starting in six weeks: list my Evergreen house, or take a cash or we-buy-houses offer?
List it, unless a written cash offer nets you close to what listing would after costs. Six weeks is realistic for a well-priced detached home in Evergreen. Detached homes there averaged 28 days on market from January to October 2026, at a median of $720,000, though October alone ran slower: 41 days across 12 sales (CREB Housing Data Map, read November 1, 2026). Citywide, detached homes sold for 97.90% of list in September 2026 (CREB). Under a month can happen, but only if the price is right in week one.
- Get a comparable-sales price and any cash offer in writing the same week, then compare what each puts in your pocket.
- Finish repairs, photos and paperwork before the listing goes live; that is where days disappear.
- Choose a possession date after your move. Edmonton is still Alberta, so an Alberta lawyer can witness your signature there in person or by video.
- If showings are thin after two weeks, make one meaningful price change rather than several small ones.
Cash home-buying companies keep mailing me offers. How far below market do they pay, and is it ever worth it?
No reliable published figure exists for how far below market Calgary cash buyers pay, so measure each offer against your own home’s value, not an average someone quotes you. Investor offers are generally worked backwards from the price they expect to resell at, less repairs, holding costs and profit; ask the buyer to show you that math.
To size the gap: on a home at Calgary’s September 2026 benchmark of $566,700, every 5% below market is about $28,300. Listed homes that month sold for 97.39% of asking on average, after 44 days (CREB).
A cash offer can make sense when:
- the house needs repairs you can’t pay for before selling,
- a guaranteed closing date matters more to you than the extra money, or
- a tenant, title or estate issue makes an open-market sale hard.
Otherwise compare net to net: take a realistic list price, subtract commission, repairs and a month or two of carrying costs (see what selling costs in Calgary in 2026), and hold that against the cash number. Our free home evaluation gives you the recent sales to do it properly.
We’re two mortgage payments behind after a job loss. How fast can we sell our Airdrie house before foreclosure?
Plan on roughly seven weeks of marketing plus the possession date you negotiate, so call your lender today, before you list. Airdrie detached homes averaged 49 days on market in October 2026, at a median of $585,000 (CREB Housing Data Map, read November 1, 2026), and CREB says Airdrie’s supply rose to four months in September as new-home competition grew.
In Alberta a lender can start foreclosure after one missed payment, though most send a demand letter first, and the court process runs from under three months to over a year (CPLEA). Listing doesn’t pause it by itself; selling and repaying is one of your options.
- Call your lender. Federally regulated banks are expected to offer relief, including waived prepayment penalties when you sell (FCAC).
- Ask for a payout statement: balance, arrears, interest and any legal costs.
- Ask whether your mortgage is insured; an insured lender can pursue a shortfall after a forced sale (CPLEA).
- Get free advice: CPLEA points to a Consumer Debt Negotiation Clinic.
- Price to sell from day one. Limited marketing (no sign, no open house) is possible, but fewer buyers can cost time or price.
Moving overseas in five weeks and selling my Cochrane townhouse. Can I sign the closing documents from abroad?
Yes. An active Alberta lawyer can witness your Land Titles documents by video wherever you are, but the signed originals must be couriered back, because Land Titles won’t take electronic signatures on land transfers (Law Society of Alberta, updated June 15, 2023). Outside Alberta, the lawyer also notarizes your affidavit. The other route is a power of attorney signed before you go; a transfer can be signed by the owner’s attorney (Land Titles manual TRF-1).
Expect the sale to outlast your stay. Cochrane row homes averaged 65 days on market in October 2026, with 15 sales against 74 listings, at a median of $395,000 (CREB Housing Data Map, read November 1, 2026).
- Hire your real estate lawyer now and pick video signing or a power of attorney.
- Ask an accountant whether you’ll be a non-resident on closing day. If so, CRA must be notified within 10 days of the sale, and without a certificate of compliance the buyer can hold back 25% of the proceeds (CRA).
- If it’s a condo townhouse, request the condo documents now.
- Leave keys, utilities and written showing instructions in place; we review showing feedback with you weekly, wherever you are.
My northeast house has been listed 60 days with no offers. What should I change?
Change the price first, because the North East has the most detached competition in the city. It had 5.61 months of detached supply in September 2026, against under 3 months in the West, South and North West, and its detached benchmark was $556,600, down 6.01% in a year (CREB). Compare your price with what actually sold nearby in the last 60–90 days, not with what is listed. If you’re high, one meaningful reduction usually beats several small ones; then fix the photos and the curb appeal.
Should I list below market to start a bidding war?
Usually not in this market. Across Calgary in September 2026, homes sold for 97.39% of list on average with 3.93 months of supply (CREB), which is balanced, not frantic. A low price can draw multiple offers in the tightest districts, but in slower areas or property types you may get just one offer at your low number. Price at what the market supports and make it easy to say yes.
Should I sell my townhouse now or wait until spring?
If you need to move this winter, sell now at a price set for today’s buyers. Calgary row homes had 4.45 months of supply and averaged 50 days on market in September 2026, with a benchmark of $412,400, down 5.54% in a year (CREB), and CREB calls some fall softening seasonal. The Bank of Canada also raised its policy rate to 2.50% on October 28, 2026 (Bank of Canada), which mostly squeezes buyers at the limit of their approval. If you can wait, check the spring numbers before deciding.
We fixed a basement leak two years ago. Do I have to tell buyers?
You must disclose it if it’s a material latent defect, and a repaired leak with paperwork is usually better disclosed anyway. In Alberta that means a hidden problem that makes a home unsafe or unfit, would be very costly to fix, and wouldn’t show in a normal inspection (RECA). A buyer who discovers it during inspection may walk away and cost you weeks. Stigmas, such as a past death in the home, don’t have to be disclosed. Your lawyer can confirm. Selling because of a separation? Read what happens to the house when you separate.
What can I do now so the sale closes without delays?
Gather what the buyer’s lawyer and lender will ask for before you list. That means your mortgage payout details (Land Titles discharge fees are $35 or less under the October 1, 2026 fee schedule), permits for any renovations and, for a condo, the documents the corporation must provide within 10 days of a request (Condominium Property Act). Missing paperwork is one of the easiest ways to slow down a sale you’ve already agreed to.
